Methods for Determining Value
An appraisal is an estimated value set upon property. Frontier Farm Credit appraisers estimate value by analysis of one or more of the three approaches, including:
- Cost approach, which is based on cost of improvements, minus depreciation, plus the value of the land.
- Comparison approach, which compares a property with similar properties that have recently sold in the same market, making appropriate adjustments for degrees of difference.
- Income approach, which measures the present value of the future benefit of property ownership.
